Hard Facilities Management (fm)

The industry defines Hard fm as the maintenance of buildings, engineering, landscaping and similar elements of an asset. The most recognisable elements being mechanical and electrical plant, air conditioning plant, building fabric, landscaping both internal and external and a number of specialist areas such as lifts, security systems, CCTV and water systems.

 

The Hardfm service is provided through a mixture of planned preventative maintenance and reactive call-outs. The Chardfm CAfm system has functionality that allows us to programme maintenance from a range of perspectives:

  • Run time maintenance – the plant is maintained after a specified period of actual use, this can be monitored through a link between the Building Management system (BMS) and the Chardfm CAfm system.
  • Planned Preventative Maintenance (PPM) is the industry standard for maintenance delivery today. Chardfm plans the PPM service through the Chardfm CAfm system which tracks all actions against the asset register. This also links Reactive fm to PPM.
  • Condition based maintenance – the execution of condition based maintenance is probably the most desirable, least prevalent and most difficult to deliver. Chardfm have experience of delivering this service monitored through the Chardfm CAfm system.
  • Comprehensive maintenance – Any of the above services with the inclusion of all call-outs, giving our clients the peace of mind and predictability of cost they need to run their core businesses.
  • Reactive maintenance – Chardfm provides a reactive fm service controlled through the Chardfm Helpdesk and the Chardfm CAfm system

Chardfm is Green for a reason and the environmental impact of this approach is:

Run time maintenance does not remove the need to replace items that are life expired, but it does reduce unnecessary replacements. Chardfm also link the run time to the expected efficiency calculations making sure that we advise clients when it is going to be more carbon efficient to replace plant than to run it any further.

PPM is a relatively carbon efficient process and is certainly a step up from Reactive fm maintenance only, Chardfm look to link all of the actions carried out on an asset to ensure that our service is at its most carbon efficient level. For instance if we are called out to an asset and maintenance is due within a short timeframe then we will carry that out at the same time thus removing a repeat journey.

Condition based maintenance is definitely the most carbon efficient maintenance given that condition, run time and PPM all come together. This eliminates asset inefficiency, unnecessary replacements and maintenance journeys.

Reactive maintenance is not carbon efficient however Chardfm do make our best endeavours to reduce consumables, advise our clients on life expired and inefficient assets and optimise energy use where possible.
